When you are selling your property, you, as the vendor are responsible for providing a Form 1 Vendor’s Disclosure Statement to the potential purchaser. The Form 1 sets out everything the purchaser needs to be fully aware of in regards to the property, beyond the outside façade and beautiful presentation.
The Form 1 includes details about legal matters related to the property, including financing, leases, tenancies, rights of way over land, boundaries and fences, building works and other matters required by the Act that affect the property and title which need to be brought to the attention of the purchaser.
A Form 1 is required by law (Section 7 of the Land and Business (Sale and Conveyancing) Act 1994).
The document will include the details of both the vendor/s and the purchaser/s and the intended transaction, cooling off rights, a statement by or on behalf of the vendor/s and a certification by or on behalf of the agent as to the particulars contained in the document.
